“The good, of course, is always beautiful, and the beautiful never lacks proportion.”

1.618 CONCEPTUAL
Concept development for properties requires a unique balance of creativity and market insight. A successful development concept is a strong creative vision, and strategic thinking that transforms properties into memorable and lasting investments.
From the earliest sketches to the final execution, concept development is a collaborative process between our design team and collaborators (clients, architects, interior designers, builders etc). In today’s competitive market, a well-executed concept not only enhances the value of a property, but also attracts high-end buyers and investors while distinguishing the project from competing developments.

The first known mention of the golden ratio is from around 300 BCE in Euclid’s Elements, the Classical Greek work on mathematics and geometry. Euclid and other early mathematicians like Pythagoras recognized the proportion, but they didn’t call it the golden ratio. It wasn’t until much later that the proportion would take on its mystique. In 1509, Italian mathematician Luca Pacioli published the book De divina proportione, which, alongside illustrations by Leonardo da Vinci, praised the ratio as representing divinely inspired simplicity and orderliness.

The process of developing a project concept can vary depending on the unique goals and needs of each property, but below is a general overview of how we approach the process:
I-Discovery & Research
We begin with conversations and collaborative discussions to better understand the vision for the project, including goals, wishes, target audience, budget, timeline, and overall objectives. During this phase, we may also conduct market research and competitive analysis to gain valuable insights into the marketplace and identify opportunities to position the project effectively.Concept Development
Using the information gathered, we begin shaping the creative direction and overall concept for the project. This may include branding, site planning, sketches, 3d renderings, and other visual elements designed to help bring the vision to life and provide a clear understanding of the project’s potential.Refinement & Approval
Once the initial concept is prepared, we present it for feedback and collaboration. We refine and adjust the details as needed to ensure the final concept aligns with your vision, goals, and expectations before moving into implementation.Implementation
After approval, we work closely with you to bring the concept to life. Depending on the scope of the project, this may include working with architects/engineers ,bidding to qualified builders, material sourcing, daily site visits and or meeting potential buyers.
